THINGS A LENDER NEEDS FROM YOU (AS QUICKLY AS POSSIBLE)
LOAN OFFICER CHECKLIST:
- If Full Doc loan:
- W2s (salaried) / 1040s or 1099's (self employed or commissioned income) for last 2 years.
- MOST RECENT 30 days worth of pay stubs for every person signing the loan.
- Copies of twtfour months of bank or credit union statements for both checking and savings accounts.
- Copies of personal tax forms for the last two three years.
- Documentation to verify additional income, such as child support or pension.
- Account numbers of all your credit cards and the amounts of any outstanding balances
- Addresses where you have lived for the last five to seven years, with names of landlords if appropriate.
- If Stated income: (simply required to state your income & not verify it based on your credit score)
- Letter from CPA and/or copy of business license proving business viability for last 2 years.
- If verifying assets:
- MOST RECENT 2 months worth of asset statements.
- If it says pages 1 of 3, I need tsee all 3 pages.
- If it is quarterly or not received each month, we need to see most recent statement.
- Copies of your most recent 401(K) or other retirement account statement
- DIVORCE DECREE / SEPARATION AGREEMENT (if applicable)
If borrower is paying it, you must add this tliabilities. If borrower is receiving it, you must get 3 months worth of bank statements proving it. You must prove it will continue for 3 years intthe future. Divorce decree or separation agreement depending upon the circumstance. FYI: If Divorce Decree references the separation agreement, you will need both.
- $400 for appraisal fees. May be more.
If Borrower recently purchased new homes:
- Settlement statement from purchase.
- Copy of the Note
- Recent mortgage coupon (verify payment totals)
- Verification of Mortgage
You may want to order:
- Verification of Deposit (If stated income loan and income deposits are on bank statements.)
- Condo/Pud certification
