In order to qualify to live in one of our exceptional new or pre-owned homes, each applicant must meet the following requirements.
1. Have a social security number. 2. Have a valid driver's license. 3. Have a verifiable employment. 4. Earnings of at least three (3) times the monthly rent. 5. Have a reasonable rental history. 6. Have a reasonable credit history.
Should you have an interest in leasing one of our homes and would like to know if you meet our requirements, you can fill out our On Line Application to rent and submit it to us by e-mail. We will respond to you within two business days with our analysis of your rental qualifications.

As a resident living in one of our homes, you could expect some, but not limited to the following services from your professional property management company.
- 24 Hour Emergency service- There is always a contractor and a staff person on call to help in a true emergency.
- Provide property condition reports at move-in to properly document the condition of your rental.
- All deposits are kept in an FDIC Insured bank and in an Escrow account for safe keeping.
- All maintenance contractors must meet strict standards and guidelines to ensure the highest quality work is being done.
- Property Manager and Leasing Agents should be licensed by the Tennessee Real Estate Commission.
- Are Members of the National Association of Residential Property Managers(NALP) and the Institute of Real Estate Management(IREM).
- Continuing Education for the most professional and best trained personnel.
- Onsite maintenance division.
- Website access for 24-hour maintenance requests, online applications, available properties and much more.
- Tenant referral program. $100.00 referral fee for each person a tenant refers, who signs a 12 month lease.
- Renewal inspections to ensure rental is in good condition and maintenance issues are addressed.
- Automatic change of address, one less thing you have to do.
